Cost vs. Value for Southeast Wisconsin Homes

Remodeling your home is a big investment, and there are many questions to ask when making the decision. How much should you spend on your kitchen or master bathroom? What can you afford to renovate now, and what can wait for later? Will higher quality materials and appliances be a worthwhile investment? As you look at project costs, you may wonder how much value you’ll be getting. Is remodeling worth it?

The 2021 Cost vs. Value Report from Remodeling Magazine (www.costvsvalue.com) can help answer this question. The report contains national and local averages for both job costs and resale value in a variety of home projects. Here is a look at the Milwaukee area data for kitchens, master suite additions, and bathrooms, which are some of the most popular renovations.

Kitchens

In Southeastern Wisconsin, the average cost of a kitchen project ranges from $25,000 for minor, midrange work, to $146,000 for a major, upscale remodel. You can expect 77% of the cost of the minor project to be recouped in the resale value. A major, upscale kitchen remodel will have 62% of the cost recouped.

Master Suite Additions

Adding on a master bedroom suite in our area will have an average cost range of $158,000 for midrange, to $322,000 for upscale. You’ll see about 57% of the cost recouped for the midrange project, and 48% recouped for the upscale project.

Bathrooms

The average cost of a bathroom remodel in Southeastern Wisconsin ranges from $24,000 for a midrange project to $75,000 for an upscale project. Cost recouped on the midrange is 69%, while upscale will recoup 62%.

The high resale value of these remodeling projects in the Milwaukee area is well above national averages, for a great return on investment.

Is remodeling worth it? In the end, perhaps resale value is not the most important factor in determining the answer. We had both bathrooms remodeled going from one and a half bathrooms to two full baths. Our kitchen countertops, flooring, and painting was all redone and our basement was remodeled giving me a beautiful new “Man Cave” - workout area, sitting area, library shelving, a new pantry, two new enclosed storage areas, and lots of other shelving.

Dave Kallie of Dimension Design-Build-Remodel Inc., the contractor and coordinator for these projects, hired superb subcontractors. Plumbing, electric, sheetrock, carpenter, flooring, plumbing fixtures, tile, HVAC, and painting were all outstanding and did wonderful work.

There have been some minor issues since the project’s sign off that have arisen and Dave has addressed these with an outstanding attitude and sense of urgency. He has made sure that we are completely satisfied and hasn't left us hanging in the wind.

He addressed our concerns as they arose during the approximate four to five months of remodeling. Dave always kept us up-to-date as these projects progressed and he has excellent attention to detail skills. He caught things during the process that we never thought about that ultimately saved us money in the long run.

Holiday Recipe – Stuffed Mushrooms

Ingredients

  • Cooking spray, for pan
  • 1 1/2 lb. baby mushrooms
  • 2 tbsp. butter
  • 2 cloves garlic, minced
  • 1/4 c. breadcrumbs
  • Kosher salt
  • Freshly ground black pepper
  • 1/4 c. freshly grated Parmesan, plus more for topping
  • 4 oz. cream cheese, softened
  • 2 tbsp. freshly chopped parsley, plus more for garnish
  • 1 tbsp. freshly chopped thyme

Directions

  1. Preheat oven to 400°.
  2. Grease a baking sheet with cooking spray.
  3. Remove stems from mushrooms and roughly chop stems. Place mushroom caps on baking sheet.
  4. In a medium skillet over medium heat, melt butter. Add chopped mushrooms stems and cook until most of the moisture is out, five minutes. Add garlic and cook until fragrant, one minute, then add breadcrumbs and let toast slightly for three minutes.
  5. Season with salt and pepper. Remove from heat and let cool slightly.
  6. In a large bowl, mix together mushroom stem mixture, Parmesan, cream cheese, parsley, and thyme. Season with salt and pepper.
  7. Fill mushroom caps with filling and sprinkle with more Parmesan.
  8. Bake until mushrooms are soft and the tops are golden, 20 minutes.
  9. Garnish with parsley to serve.
