What is the best time of year to replace a roof?

Previously, summer was the preferred season, as the sealants needed higher temperature to properly seal the shingles. Today, with new sealants being used, any time of the year is fine as long as temperatures are above 40 degrees.

What are the signs a roof needs to be replaced?

The color of the shingles will begin to fade and they typically start to lose the granules that protect them from the sun. You will likely begin to notice the granules in the gutters and at the downspouts. Other signs include flashings that are rusting or raised and curling shingles.

Should a tear off of the existing roof be done before installation of the new roof?

We recommend doing a complete tear off of the existing roof so the roof deck can be inspected and any loose decking refastened. In addition, many shingle manufactures warranty’s do not cover reroofing. New dimensional style shingles also do not lay properly over existing roofs, as they are made in metric sizes.

Should ice and water shield be installed?

We believe ice and water shield is one of the most important parts of the roofing system and should be installed on every home. Most manufactures recommend this product extend two feet past the home’s interior wall. We recommend an extension of at least six feet from the lower eave and three feet under valley flashings. It is also installed adjacent to chimneys, skylights, and other areas where penetrations can occur.

What type of venting is recommended?

​We prefer to use ridge venting if the home has the appropriate design. If the home does not have enough ridge or the design does not permit ridge venting, Dimension Inc. is able to use a variety of products to properly vent the attic per manufacture requirements.

Is it possible to complete chimney repairs?

Dimension Inc. will replace most masonry flashings at the time the roof is replaced. Our installers will also inspect the chimney’s cap and tuck pointing. Metal chimney caps that are in disrepair can be replaced with new pre-finished steel caps.

Do you provide a certificate of insurance before starting the project?

Yes, we will provide a certificate indicating we have general liability and workers compensation insurance.

What should be done before the project begins?

Dimension Inc. asks that all vehicles are moved out of the garage. We will move any heavy objects, such as patio furniture, grills, etc.

Should a lien waiver be requested at completion of the work?

We encourage our clients to request two lien waivers – one from Dimension Inc. and one from the material supplier, which will help you secure.
